

Energy label for a rental home
If you let a property, you need a valid energy label. Since the revision of the housing valuation system the label also counts towards the maximum rent, which makes it a financial matter rather than a formality.

Is an energy label mandatory when letting?
Yes. When entering into a tenancy agreement there must be a valid energy label, registered in EP-Online. The landlord is responsible for this, not the tenant.
A label is valid for ten years. Labels from before 2021 were calculated with a different method; if yours has expired or is missing, a new assessment is needed.
How does the label count towards the rent?
In the housing valuation system the energy label earns points, and those points together set the maximum rent. Favourable labels earn points, while labels E, F and G carry negative points for self-contained homes.
For a landlord that means improving a property from F to C changes not only the tenant's energy bill but also the rent you may charge.
What if there is no label?
The Human Environment and Transport Inspectorate supervises the label obligation and can enforce it when a valid label is missing at sale or letting. Separately, a missing label causes problems in the points assessment, because it cannot then count in your favour.
What does a label for a rental home cost?
A rental home is assessed the same way as an owner-occupied one. Through Energielabel24 that costs between €199 and €489, depending on type and floor area. Letting several homes in the same building? Say so when requesting: it almost always saves money.
