The assessor visits your home for the inspection. You then receive your energy label, registered in EP-Online, or your NEN 2580 report, tailored advice or WWS points count. You only pay after receipt.

What do you need the document for?
Required when selling, letting or completing a home. A certified assessor surveys your home, calculates the label under NTA 8800 and registers it with EP-Online. It is then valid for ten years.

What decides the price of an energy label?
Rates from the assessors on this platform fall between €199 and €489. What you pay depends on the building type and its floor area; every assessor states the price up front, so you know the amount before you commit.
What is a NEN 2580 measurement report?
An official measurement of your property under NEN 2580, the Dutch standard for floor areas. Estate agents and valuers use it to establish the usable floor area. More about it on NEN 2580 measurement report.
How do I know the advisor is reliable?
We check every assessor’s registration in EP-Online before a profile becomes visible. The ratings on a profile come only from clients who completed their request through us.
What if the advisor doesn't respond?
If an advisor doesn't respond within 48 hours, you can request a different advisor or contact our support team.
What is a customized advisory (MWA)?
A report setting out the measures that make sense for your specific home, with their effect on your label and an indication of the cost. Unlike the energy label it is advice, not an obligation, and it is always made together with an energy label: the assessor does both in one visit. See also improving your energy label.
How long is an energy label valid?
Ten years, counted from the day it is registered in EP-Online (RVO). After that a new assessment is needed; an expired label does not count when selling or letting. See energy label validity.
Is an energy label mandatory in the Netherlands?
Yes. A valid energy label must be registered when a building is sold, newly let or completed (source: Dutch central government). Since 29 May 2026 the obligation also applies to major renovations, to renewing or extending a tenancy agreement and to listed buildings. Without one, the Human Environment and Transport Inspectorate (ILT) can impose a fine. More on energy label required and energy label fine.
Does my home already have an energy label?
You can check that free of charge in EP-Online, the national register kept by RVO, which lists every registered label, including those from before 2021. If a valid label exists, there is nothing to request. See check an energy label.
