What does an energy label cost for a home?
Between €199 and €489, VAT included and including registration in EP-Online. There is no fixed price: the assessor sets their own rate, per building type and per floor area bracket. A 70 m² apartment sits at the bottom of that range, a 250 m² detached house at the top.
That amount goes to the assessor. We add no margin: the price you see in the comparison is their own price for your address and floor area.

Why does the price differ per assessor?
Because the survey is work done on site. An assessor factors in travel time, how long the survey takes and their own workload. A larger building costs more: more rooms, more storeys, more installations to record. For a listed building or an unusual layout it rises further, because more evidence has to be gathered.
Urgency is the other factor. If the label has to be there within days because the transfer is scheduled, some assessors charge a surcharge. With time to spare there is almost always a cheaper option. More about that on cheap energy label.
Can an energy label be free?
A new one cannot. Since 1 January 2021 a certified EP assessor has to survey the property on site, and that work costs money. The old provisional label you could fill in yourself no longer exists.
What is free: checking whether a label already exists for your address. Registered labels are public in EP-Online. If a valid one is on file you pay nothing and need no assessor.
Offers for a "free energy label" usually come from a bank or energy supplier covering it for existing customers, tied to a product. The label itself is not free; someone else is paying for it.
What does it cost for commercial premises?
More than for a home, and it is calculated separately. Commercial buildings are surveyed by an EP-U assessor under a different method, and the price depends heavily on size and the number of use functions. Frequently asked questions about the cost
Do I pay in advance or afterwards?
Afterwards: you pay the assessor only once the label has been delivered, directly to them and not to us. The price is fixed beforehand, so you know the amount before the appointment is made.
Is VAT included?
Yes, prices on this platform include VAT. What you see is what you pay; nothing is added.
What does it cost if my label only needs extending?
Extending is not a thing. A label is valid for ten years and after that a new survey is needed, at the normal rate. Check first whether yours is still valid; an expired label does not count when selling or letting.
Is it cheaper to have several properties surveyed at once?
Often yes, because travel time is then spread over more surveys. For an apartment block or several premises at one address it is worth mentioning that with your request, so the assessor can take it into account.
