How much does an energy label cost?

An energy label for a home costs between €199 and €489 through Energielabel24, depending on the property type and floor area. That is the actual range the certified assessors on the platform charge today. Enter your postcode on the compare page to see exactly what you will pay. You only pay once your energy label has been delivered.

What is a NEN 2580 measurement report?

A NEN 2580 measurement report provides an official measurement of your property's usable floor area according to Dutch standards, often required for sale or rental.

How do I know the advisor is reliable?

All advisors on our platform are certified and verified. A review can only be left by someone who completed the job through our platform, so you read nothing but accounts of real work.

What if the advisor doesn't respond?

If an advisor does not respond within 48 hours, you can request a different advisor or contact our support team and we will help you further.

What is a customized advisory (MWA)?

A customised advisory (MWA) provides personalised recommendations for improving your property's energy efficiency, tailored to your specific situation. Tailored advice is always made together with an energy label: the assessor does both in one visit.

How long is an energy label valid?

Ten years from the date it was registered. After that it lapses and a new survey is needed. Whether yours is still valid can be looked up free of charge via energy label check.

When is an energy label mandatory?

When selling, letting or handing over a property. At that moment a valid label registered in EP-Online must exist, and the buyer or tenant must receive it. Since 29 May 2026 the obligation also applies to major renovations, to renewing or extending a tenancy agreement and to listed buildings. Who may survey and register an energy label?

Only a certified EP assessor: EP-W for homes, EP-U for commercial buildings. Since 1 January 2021 you can no longer apply for or fill one in yourself; the old provisional label no longer exists.

What is NTA 8800?

The calculation method by which energy labels have been determined since 1 January 2021. The assessor surveys the property on site and calculates energy use in kWh per m² per year. Labels from before 2021 used a different method and are not directly comparable.

Where can I look up my energy label?

In EP-Online, the national register run by the Netherlands Enterprise Agency. It is public and free; search it by address via energy label check or directly at EP-Online.

My energy label has expired, what now?

You need a new survey before selling or letting; an expired label does not count. Compare the assessors covering your postcode and request one directly from any of them.

Does the obligation apply to commercial premises too?

Yes, and additional rules apply there: offices have had to hold at least label C since 2023. A commercial building is surveyed by an EP-U assessor. More about it on energy label commercial property.
