What does the cheapest energy label cost?
Assessors on this platform currently charge between €199 and €489 for an energy label for a home. The lowest price applies to smaller homes; the larger the property, the more time the assessment takes.
That is not a guide price but the actual range of what the participating assessors charge today. You see each assessor's exact amount before you commit to anything.
Why do prices vary so much?
Assessors set their own rates. The difference comes down to three things:
- Floor area and property type: an apartment takes less assessment time than a detached house.
- Travel distance: an assessor working in your region does not have to price in those kilometres.
- Delivery time: delivering within a few days usually costs a little more than taking two weeks.
What should you watch at a low price?
A low price is not a problem. A label that is wrong is. Check these points before you choose:
- The assessor is certified and registers the label in EP-Online. Without registration you hold nothing.
- The price includes registration. Ask if that is not stated explicitly.
- Someone visits the property. For a home, an on-site assessment is the norm.
- The delivery time is fixed. If you are selling soon, that matters more than a few euros.
Bringing the price down yourself
You can influence the price. Have building drawings, earlier insulation invoices and installation details ready: the assessor then has less to work out and fewer default values to apply. Combining the label with a NEN 2580 measurement report is almost always cheaper than two separate appointments.

No, provided the assessor is certified and registers the label in EP-Online. A label is a standardised outcome of NTA 8800: the same home gives the same class with any certified assessor.
