How long is an energy label valid?
Ten years, counted from the day it was registered in EP-Online. After that it lapses and a new survey is needed. Below is how to find the expiry date and what happens once the label has expired.

When do those ten years start?
From the registration date, not from the survey and not from the sale. The assessor files the label in EP-Online after the survey; that date appears on the label and is the starting point. If the property changes hands afterwards the label simply carries on: it belongs to the building, not to the occupant.

My label has expired, what now?
You need a new survey before selling or letting. An expired label does not count: at the moment of transfer a valid label must be on file in EP-Online and the buyer or tenant must receive it. Notaries and estate agents check this, so in practice you run into it before the transfer rather than after.

Labels issued before 2021
Those were determined under a different method. Since 1 January 2021 NTA 8800 applies, under which an assessor surveys the property on site. An older label stays valid until its expiry date, but its class is not directly comparable with one issued after 2021: the same property can come out differently under the new method.
Frequently asked questions
Do I need a new label after insulating?
Not while the old one is still valid. But after insulation, new glazing or solar panels the old label no longer matches reality, and a better class helps when selling or letting. A new survey then replaces the old label.
Where can I see how long my label is valid?
In EP-Online, the public register run by RVO. Look your address up free of charge via energy label check; it shows the registration date and therefore the expiry date.
Do the ten years apply to commercial premises too?
Yes, a commercial label is also valid for ten years. Offices additionally have to hold at least label C. More about that on energy label commercial property.
